Purpose:
To make every Engineering staff realized the following:
It will greatly reduce the faults of equipment to carry out planned maintenance to the equipment; therefore the occurrence of the fault will be reduced, too. If so, not only achieves ‘Prevention is better than cure’, ensuring the equipment in good operation all the time, but also saves maintenance cost and prolong the service life of the equipment.

Policy:
Preventive Maintenance is to carry out organized, planned maintenance measures e.g.: inspection, replace easily-wore-out parts, cleaning and greasing etc. on the equipment prior to the occurrence of fault. It’s totally different from the repair upon the occurrence of the fault.
Procedure:

Refrigerating Equipment
Steam & Heating System
Lifts
Kitchen Equipment
PABX System
Power Supply & Power Distribution System
Laundry Equipment
CATV
Lighting System
Paging System
Office Automation Equipment
Water Supply & Drainage System
Radio Walkie-Talkie System
Gym & Entertainment Equipment
CCTV System
Fire System
Life Safety System
To make a complete feasible Preventive Maintenance Program in terms of features, present status and specific cases of various systems and equipment.
The Program is sorted as:
Daily Maintenance Plan
Monthly Maintenance Plan
Quarterly Maintenance Plan
Yearly Maintenance Plan
To make spare parts & components purchase plan according to the Program.
It is Duty Engineer and concerned engineers to organize labors, materials and submit to Chief Engineer for approval.
The trial run will be carried out upon the completion of the maintenance.
It’s a must for Chief Engineer to participate in the acceptance test of key equipment (Key equipment refers to Central Air-con Unit, All A/C Treated Units, various main water pumps, generator, transformer, dry washing machine, flat ironing machine, washing machine, main fire equipment, PABX and lifts).
It’s Engineering Secretary who is responsible for recording and filing.
The set maintenance program must be fully implemented. In the event that any changes on the maintenance date, it should be submitted to Chief Engineer for approval. However it must be carried out in future and the work must be done at most one week from the previous maintenance date.
Try not to affect the hotel’s operation while implementing the Program as much as possible, if it’s inevitable, it should be strictly controlled and minimized as possible as it could be.
Each concerned department should cooperate and support positively.
